Job Description Summary

Maintain plant equipment and assist or fill in for the Shift Operator in the operation and maintenance of the Central Energy Plant, HVAC Central Control System, Campus Steam Distribution System and Fuel Storage Facility.

Essential Duties & Responsibilities (other duties may be assigned)

• Maintain plant equipment.
• Maintain piping systems and auxiliary equipment.
• Maintain spare parts inventory.
• Perform general maintenance welding and fabrication.
• Assist other Facilities personnel in maintenance and repair of other campus or building systems as assigned.

Plant Operation:
• Assist or Fill in for the Shift Operator (any shift or shift combinations including weekdays, weekends and holidays).
• Conduct water treatment tests and adjust chemical treatment and systems operations accordingly.
• Operate the steam and electrical generating plants
• Monitor real time MISO electrical energy market orders
• Make daily gas nominations
• Adjust HVAC operating schedules.
• Monitor HVAC Control Systems.
• Troubleshoot and react to operating parameters and alarms accordingly.

• Respond to emergency call outs which may occur during off shift hours.
• Follow all university safety policies and procedures while performing duties including use of hot work permits and confined space procedures. Attend prescribed safety classes and training.
• Attend additional training classes as assigned and continually works toward increasing knowledge and skills relative to field of work.
• Other duties as assigned.
• Functional supervision may be exercised over student assistants.

Required Education, Certifications, Licensures (minimum requirements)

• High School diploma
• Graduate of a mechanical trades school program in industrial equipment maintenance, steam fitting or industrial piping and welding or an equivalent combination of education and experience from which comparable knowledge and abilities can be acquired.

Required Experience (minimum requirements)

• Experience in industrial plant operations and/or maintenance.
• Experience steam systems and boiler operation.
• Experience operating a computer controlled process system or central HVAC control system.

Desirable Education and/or Experience

• Boiler Operators License or an equivalent combination of education and boiler operating experience in similar facilities from which comparable knowledge and abilities can be acquired.
• Graduate of a mechanical trade’s school program in industrial equipment maintenance, steam fitting or industrial piping combined with extensive on the job training in the trade leading to journeyman certification.
• Training and coursework in any of the following: boiler systems, blueprint reading, CAD, heating, industrial piping, piping systems, pneumatic and electronic controls, steam systems or welding.
• Experience in maintaining, repairing and troubleshooting HVAC and boiler controls.
• Experience in steam plant operations and maintenance in a similar, multi-boiler facility.
• Experience operating and maintaining multiple synchronized industrial generators.

Required Knowledge, Skills, and/or Abilities (minimum requirements)

• Ability and availability to work to work flexible hours, overtime, evenings, nights, holidays and weekends when required to handle emergencies or work backlogs or to fill in for other personnel.
• Ability to communicate effectively across cultural boundaries and work harmoniously with diverse groups of students, faculty, and staff. **
• Basic knowledge of general industry and MiOSHA safety requirements.
• Basic knowledge of industrial steam boilers and auxiliary equipment operations and maintenance.
• Ability to make decisions quickly in a stressful situation.
• Basic knowledge of steam plant water treatment.
• Basic knowledge of safety standards, regulations and theory applicable to steam systems and boilers.
• Basic knowledge of how to properly maintain, troubleshoot, calibrate, repair, overhaul and install typical industrial steam systems and their components
• Demonstrated ability to safely use manual and electrical tools and equipment applicable to steam systems and industrial plants.
• Demonstrated ability to join piping and related components by soldering, threading and adhesives.
• Demonstrated ability to read blueprints, wiring diagrams, piping diagrams, operating and maintenance instructions, plans, sketches and procedures manuals.
• Ability to be trained for and to work in OSHA regulated confined spaces.
• Knowledge of the basics of hot work permits.
• Basic competency in using personal computers to access web sites, look for information, order parts and supplies and fill in reports and spreadsheets.
• Ability to work effectively with others in stressful situations.
• Excellent organization skills with regard to record keeping and inventories.

Desirable Knowledge, Skills, and/or Abilities

• Ability to operate and maintain synchronized industrial generators.
• Ability to test steam traps for proper operation
• Advanced knowledge and understanding of building pneumatic & DDC HVAC controls systems, HVAC components and sequence of operations.
• Advanced millwright skills including alignment of coupled equipment and vibration analysis on rotating equipment
• Advanced welding skills including boiler tube welding, power piping welding and all position welding or as used in other welding certifications.

Work Environment and/or Physical Demands

• The work environment characteristics and physical demands described here are representative of those an employee encounters while performing the essential functions of this job.

• The work environment is that of a typical industrial facility. The work environment may be hot, cold and/or moderately noisy. Hearing protection may be required for certain tasks.

• While performing the duties of this job, the employee is regularly required to use hands to finger, handle, sense heat or feel objects, tools, keyboards and controls; stand; talk and hear; and taste and smell. The employee is frequently required to reach with hands and arms; climb or balance on stairs, ladders and work platforms; kneel, crouch or crawl.

• The employee must frequently lift and/or move up to 50 pounds and occasionally up to 100 pounds. Specific vision abilities required include close, distance, peripheral, and color vision; depth perception; and the ability to adjust focus.

Required Personal Protective Equipment (PPE):*
• Hearing protection, safety glasses, hard hat, work gloves and as prescribed by specific safety assessments for various tasks.
